					  1. Where can I find a list of all North Carolina 
                  appraisers? The only place to find this is from the NC Appraisal Board. If you would like to receive a state-wide appraiser register, please send an email to the Board at ncab@ncab.org. In your email, please include the email address you would like it sent to. There is no fee for this service. The register will be sent via email in Excel format within seven to ten business days from our receipt of your order. (back 
                    to top)2. I want to be a supervisor, what are the requirements 
                    and what documentation does the Appraisal Board need from me? A supervisor must be Certified Residential or Certified General for at 
                    least three years before taking on a trainee. When the trainee is ready to begin 
                    working for you, fill out the Supervisor Declaration form (found under the 
                    “Forms” link on this website). We’ll only need the date of 
                    association supplied when the trainee begins. The supervisor must take the  NC Supervisor/Trainee course before associating a trainee. If you have not taken the course since January 1, 2015, you will need to retake the new NC Supervisor/Trainee course. When the trainee has completed 
                    his/her time with you, you can disassociate him/her using the same form. Just 
                    supply the date of disassociation as we’ll already have the date of 
                    association from the first form you submitted. To read about the supervision of trainees, refer to our “Rules and

                    Trainees.” (back to top)3. When my trainee upgrades do I have to disassociate 
                    him/her? Yes. The NC Appraisal Board staff does not monitor who upgrades and needs to be 
                    disassociated from whom. It is up to the supervisor to inform the Appraisal 
                    Board when their trainee upgrades (and disassociate them). (back to 
                    top)4. Can I get a copy of my previous log and/or 
                    application?  The Board staff asks that you make a copy of your application, your log, course completion certificates, and documentation of any type before you send it into us. Keep these copies for your files and for future reference. We can go into our archives and make copies, but we try to keep this at a minimum. The staff works hard to license and regulate the entire state and sometimes we simply do not have the manpower to handle daily operations as well as having personnel make copies. Because of this, we ask as a courtesy to us, that you make and retain copies of documents you send to our office. (back to top)5. As a trainee, when must I be associated with my supervisor? Registered Trainee applicants for upgrade to  either Licensed or Certified must be under the supervision of a Certified  appraiser and they must be associated with a supervisor prior to providing  significant real property appraisal assistance.  Your supervisor must have been approved by  the NCAB prior to the applicant participating in any assignment. It is the Registered  Trainee’s responsibility to confirm with the Board that their supervisor  declaration has been received and processed by the Board before they begin work.(back to 
                  top)6. What could happen if I as a Registered Trainee do not  confirm that I have been associated with my supervisor? You could be in violation of the Board’s  Administrative Rules making yourself and your supervisor subject to discipline  by the Board.
                  You could also forfeit any experience credit you  obtained that was accumulated while you were not associated with your supervisor  leading to denial of your application. (back to 
                  top)7. When do I submit a log to the Board? As a Registered Trainee, you will submit your  log to the Board with your application to upgrade to Licensed Residential,  Certified Residential, or Certified General appraiser. Licensed and Certified Residential applicants  that wish to upgrade to a higher credential must also supply a log at the time  of their application to upgrade their credential.(back to 
                  top)8. As a Registered Trainee may I have more than one supervisor? Yes.  Supervisors  are limited in the number of trainees that they may supervise at any one  time.  Trainees, however, are not restricted  to only one or two supervisors if that relationship has been identified and  approved by the Board.(back to 
                  top)9. As a Registered Trainee what type of activities may I count  as experience? Experience credit is only received for appraisal  and appraisal review assignments.  Do  not request experience credit for valuation services such as measuring homes,  photographing homes, and certifying the completion of construction, or  certifying that a condition is met for a property unless these tasks are being  performed as part of an appraisal assignment or an appraisal review assignment.                   top) 10. Do I have to sign the appraisal report to receive experience  credit?
                    
                                     Not necessarily.   For a Registered Trainee, licensed appraiser, or certified appraiser to  receive experience credit they must have:
                  Signed the appraisal report, or
                      the applicant must be identified in the report  as providing significant real property appraisal assistance with the assistance  provided summarized, and   
                  the appraiser who provided significant  assistance should be named in the certification, when applicable*.                       *Some appraisal forms such as the FNMA  1004 URAR do not allow for alteration of their pre-printed certification.  In those instances, it is sufficient for the  assistance to be noted in the report and summarized without the name of the  individual providing assistance indicated in the certification.(back to 
				  top) 11. I am a Real Estate Broker and am applying for my appraiser  license. May I receive experience credit  for performing CMAs and BPOs?                  No. Only  assignments completed in accordance with USPAP are acceptable for experience  credit.(back to 
				  top) 12. I am a Registered Trainee applying for licensure and on  occasion I assist my supervisor performing appraisals and or appraisal reviews in  an adjacent state. May I count  experience obtained in another jurisdiction?
                    
                  
                                       Yes. You may submit experience performed in another state if that experience is: 
                    Compliant with USPAP
                  The applicant requesting the experience credit  is appropriately registered and or credentialed in the jurisdiction in which  the subject property is located.
                  Performed in compliance with the existing laws  and rules applicable in jurisdiction in which the experience was obtained. (back to top)
 13. What is the maximum number of hours I may claim for an  assignment?
                  
                                         There is no maximum number of hours.  You are required to report the actual hours  you spent on an appraisal or appraisal review assignment.  There is no minimum number of hours that can  be claimed for an assignment. Again, you are required to indicate the actual  hours spent on an assignment.  Your work  file must be documented sufficiently to support the number of hours that you  claim on each assignment.                    top)14. May I count drive time as part of my actual hours? Possibly.   Driving from your supervisor’s office to the subject property may count  toward your experience hours when that time also allows you to observe and  analyze market area trends and characteristics pertinent to the subject  assignment. You would not count the time  driving long distances to another town, county, or state to observe the subject  property or comparable sales.  For  driving time to count it must be meaningful to your analysis and not just an  accumulation of the time you have spent in transit.(back to top)15. How much of the assignment must I perform to claim  experience credit?                     You must have performed and or participated in  at least 75% of the assignment to claim experience credit.  (back to top) 16. What constitutes 75% of the assignment?                  
                  
                   75% relates to the trainee performing and or participating in the meaningful portions of the assignment.  These are the areas of the assignment that require appraiser competency and are not administrative tasks. An applicant that has participated and or performed 75% of an appraisal or appraisal review assignment at a minimum will be recognized as having performed significant real property appraisal assistance or  sign the appraisal or appraisal review. You may keep your log in some other format, but  the content of the log must be the same as the log sheet provided by the Board.(back to top)19. How often must my supervisor review my experience log? You should be able to show that your log was  updated at a minimum of every 30 days.(back to 
                  top)20. As  a Registered Trainee applying to upgrade my license am I only required to provide  those assignments on my log that show I have met the requirements for upgrade? All assignments must be logged.  Even those assignments where the applicant  did not perform at least 75% of the assignment.   In those cases where the applicant did not participate/complete at least  75% of the assignment, the applicant should note 0 actual hours claimed.  Your log should reflect all your assignments  and applicants should provide a log that is current and reflects all  assignments performed regardless of if they far exceed the experience hours  required for upgrade.  Your application  will not go forward until a current and complete log is submitted to the Board  staff.(back to top)21. Since  it is possible for me as a Registered Trainee to have more than one supervisor,  how should I capture that information on my experience log? Registered Trainee applicants with multiple  supervisors should keep multiple logs simultaneously as each supervisor will be  required to sign the certification pertaining to the assignments noted on the  log sheet.(back to 
				  top)22. As an applicant to upgrade my appraisal credential, could my  log be rejected by the staff and returned to me? Yes. Your log may be rejected by the staff for  the following:
