You can obtain a state-wide appraiser reigster by sending an email to the Board at ncab@ncab.org indicating the email address you would like it sent to. The register/list will be sent via email in Excel format within seven to ten business days. There is no fee for this service. (back

2. I want to be a supervisor. What are the requirements
and what documentation do I need to submit to the Board?
A supervisor must be Certified Residential or Certified General for at least three years before taking on a trainee and have been in good standing for at least three years prior to application. The supervisor must take, or have taken, the NC Supervisor/Trainee course since January 1, 2015, and prior to associating a trainee. Prior to supervising a trainee, supervisors must fill out the Supervisor Declaration form (found under the “Forms” link on this website) and obtain the Board’s notice of approval.

3. When must a trainee be associated with their supervisor?
Registered Trainees must be associated with and under the supervision of a Certified appraiser prior to providing significant real property appraisal assistance. Your supervisor/trainee relationship must have been approved by the NCAB prior to participating in any assignment. It is the Registered Trainee’s responsibility to confirm with the Board that their supervisor declaration has been received and processed by the Board before beginning work.(back to

4. What happens if a Registered Trainee does not confirm/verify they are associated with their supervisor?
You could be in violation of the Board’s Administrative Rules making yourself and your supervisor subject to disciplinary action by the Board. You could also forfeit any experience claimed while you were not associated with your supervisor, leading to denial of your application, and the need for additional experience credit. (back to

5. Can Registered Trainees have more than one supervisor?
Yes; while supervisors are limited in the number of trainees that they may supervise at any one time, trainees are not restricted and there is no maximum limit.(back to

6. How should I capture multiple supervisors on my experience log?
Registered Trainee applicants with multiple supervisors should keep multiple logs simultaneously as each supervisor will be required to sign the certification pertaining to the assignments noted on the log sheet.(back to

7. Can two or more individuals receive experience credit for performing, or participating in, the same appraisal or appraisal review assignment?
No, only one individual may receive experience credit for any given assignment.(back to

8. May I claim experience credit for assignments where the certified appraiser signing the report is not my supervisor, but works in my office?
No, at least one of the certified appraisers that sign the report must be associated with the Registered Trainee who is requesting the experience credit. (back to top)
9. How do I disassociate from my supervisor before I upgrade/from my trainee before they've upgraded?
The supervisor is responsible for informing the Board that the trainee is no longer supervised. The supervisor will submit the supervisor declaration form, checking the remove option. The trainee is not required to sign the form. (back to

11. What type of activities can Registered Trainees count as experience?
Experience credit is only received for appraisal and appraisal review assignments. Applicants will not receive experience credit for valuation services such as measuring homes, photographing homes, and certifying the completion of construction, or certifying that a condition is met for a property unless these tasks are being performed as part of an appraisal assignment or an appraisal review assignment. 12. How much of the assignment must I perform to claim experience credit?
You must have performed and or participated in at least 75% of the assignment to claim experience credit. (back to top)
13. What constitutes 75% of the assignment?
75% relates to the trainee performing and or participating in the meaningful portions of the assignment. These are the areas of the assignment that require appraiser competency and are not administrative tasks. An applicant that has participated and or performed 75% of an appraisal or appraisal review assignment at a minimum will be recognized as having performed significant real property appraisal assistance or sign the appraisal or appraisal review. 14. As a Real Estate Broker may I receive experience credit for performing CMAs and BPOs?
No, only assignments complying with USPAP are acceptable for experience credit.(back to

15. Does a Registered Trainee have to sign the appraisal report to receive expereince credit?
No; however, in order to receive experience credit, the applicant must have:
- Signed the appraisal report, or
- The applicant must be identified in the report as providing significant real property appraisal assistance with the assistance provided summarized, and
- The appraiser who provided significant assistance should be named in the certification, when applicable*.
*Some appraisal forms do not allow for alteration of their pre-printed certification and a secondary certification may be required.(back to

16. May I claim experience obtained in another jurisdiction/state?
Applicants may submit experience performed in another state if that experience is:
- Compliant with USPAP;
- The applicant requesting the experience credit is appropriately registered and or credentialed in the jurisdiction in which the subject property is located; and
- Performed in compliance with the existing laws and rules applicable in the jurisdiction in which the experience was obtained. (back to top)
17. Must I use the log form provided by the Board?
No; however, your log must at a minimum contain the same information as the log form provided by the Board.(back to top)
18. How often must my supervisor review my experience log?
Supervisors are required to review experience logs at least every 30 days.(back to

19. Do I have to report all assignments on my log or only those that show I've met the upgrade requirement?
All assignments must be logged, even assignments where the applicant did not provide significant assistance. In assignments where the applicant did not provide significant assistance, the applicant should note 0 under the hours claimed column. Your log should reflect all your assignments and applicants should provide a log that is current and reflects all assignments performed regardless of if they far exceed the experience hours required for upgrade. Your application will not go forward until a current and complete log is submitted to the Board staff.(back to top)
20. What is the maximum number of hours I may claim for an assignment?
There is no maximum or minimum number of hours as you are required to report the actual hours you spent on an appraisal or appraisal review assignment. Your work file must have sufficient documentation to support the number of hours claimed on each assignment.(back to

21. May I count driving time as part of my actual hours?
Possibly, driving from your supervisor’s office to the subject property may count toward your experience hours when that time also allows you to observe and analyze market area trends and characteristics pertinent to the subject assignment. You would not count the time driving long distances to another town, county, or state to observe the subject property or comparable sales. For driving time to count it must be meaningful to your analysis and not just an accumulation of the time you have spent in transit.(back to top)
22. When do I submit a log to the Board?
Registered Trainees will submit their log to the Board with their application to upgrade to Licensed Residential, Certified Residential, or Certified General status. Licensed and Certified Residential applicants upgrading to a higher credential must also supply a log with their application to upgrade.(back to

23. Should I submit my original logs with my application?
No, Registered Trainees should submit a true copy of their appraisal log with their application and retain the original with their files.(back to

24. Could my log be rejected by the staff and returned to me?
Yes, your log may be rejected by the staff including but not limited to any of the following:
- Log entries that are not legible
- Not providing the required attestation signed by the applicant and supervisor
- Reporting the same number of hours for every assignment
- Failing to indicate the complete address of the subject property
- Failing to indicate whether the Registered Trainee was accompanied by the supervisor as part of the inspection
- Failing to indicate which segments of the assignment that the Registered Trainee performed and or participated in
- Claiming experience credit for providing appraisal services not related to an appraisal or appraisal review assignment
- Not meeting the required time requirements or demonstrating the appropriate hours of experience necessary to upgrade
- Conflicting information on assignments
- Duplicate log entries, or entries that appear to be duplicate (back to top)
25. Can I get a copy of my previous log and/or
application?
While an applicant may receive a copy of their application, including the log, the applicant should retain their own copy of the application and maintain the original log, course completion certificates, and other documentation for their files and for future reference. Staff can go into the archives and make copies, but we try to keep this at a minimum, and there may be notes, stamps, and other markings on the documents.(back to top)
26. Do I have to disassociate with my trainee when they upgrade?
No, staff will automatically dissociate the trainee from the supervisor when the trainee upgrades. Supervisors are required to dissociate a trainee in all other instances, including when a trainee fails to renew their registration..(back to top) |
